Here in America, the procedure to purchase a house is different from that in Japan. After some experiences of house hunting, I learned a broker requires a pre-qualification or a pre-approval letter issued by a lender. We selected one lender and received the letter from them.
My lender offers some campaign. They have their membership broker companies. They can refer us a broker. If we buy a house from the broker who was referred by my lender, the lender will offer us some rebate money, which is pretty high amount.
One month ago, the lender referred us one broker company. The director contacted us and introduced one broker. The director introduced the broker as their “one of the best broker”. The director also stated as “we are sure that our broker will be a great help to find your dream house.”
We had communicated with the broker for this one month. I felt nothing but negative feeling about her. When we asked a question, she didn’t reply. We sent the same question again, no reply. She sent to us the house listing with only three properties. She even suggested me to make a list of houses that I want to take a look on my own. To say the least, she is not one of the best. She is the worst broker in my experiences.
We finally decided to change our broker. We asked our lender to change our broker. They assigned us a new broker.

New broker had a totally different vibration from the first one. He immediately called us on the phone, had a small conversation with us, and summarized our desire. On the next day, he sent out his research and a detailed plan of our house hunting tour. We are totally satisfied with this new broker.
In fact, I sensed the first broker was not good at all from the very first conversation. I should have voiced out my concern to my husband sooner.
Anyways, at least I learned one lesson from this experience. I should have taken appropriate action, to change a broker, immediately, instead of waiting for one month. From now on, I will take appropriate actions immediately, without waiting.
